RENTAL PAYMENTS
 
In accordance with the Commercial Lease, rent is always to be paid one (1) month in advance.
 
Commercial Property Partners will issue you with an invoice and receipt for rental payments.
 
If at any time you are unable to make your rental payment on or before the due date, please contact our office immediately.
 
Rent is requested to be made via electronic funds transfer (EFT) into our Leasing Trust Account as the preferred method of payment.
 
SECURITY BOND
 
Bond is held by the Landlord as security against any property damage or in the event there is a default in payment of rent. The bond will be refunded promptly after you vacate as long as there are no monies owing and the property is restored to the state and condition it was in at the commencement of the Commercial Lease.
 
PUBLIC LIABILITY INSURANCE
 
In accordance with the Commercial Lease, you are required to effect and keep current at all times a Public Liability Insurance Policy.
 
ELECTRICITY, GAS AND TELEPHONE
 
It is your responsibility to contact electricity, gas and telephone providers and arrange for the appropriate account to be placed in your name effective as of the Commercial Lease commencement date.

MAINTENANCE AND REPAIRS
 
We require all maintenance and repair requests to be put in writing, please provide details:

Repairs are attended to as promptly as possible however it is often necessary to obtain approval from the Landlord and/or quotes before any work can commence. Every effort is made to have work attended to as quickly as possible and to have work carried out professionally and with as little inconvenience to you as possible.
 
VACATING
 
Upon the expiration of the term of the Commercial Lease or where it has become a periodic lease from month to month you must provide one (1) month written notice to Commercial Property Partners if you intend to vacate the premises.

If unexpected circumstances take place and you have to vacate prior to the expiration of the Commercial Lease, please contact our office immediately and we will make all efforts to find another suitable tenant in the shortest time possible. You will be responsible for paying rent until another suitable tenant is found, as well as payment of a leasing fee and advertising costs.

RESPONSIBILITIES WHEN VACATING

When vacating the premises, you are responsible for:

·         Removing all of your equipment, signs, fixtures and fittings

·         Repairing and making good any damage caused to the premises

·         Restoring the premises to the state and condition it was in at the commencement
          of the Commercial Lease

·         Leaving all building services including electrical and plumbing in a safe and proper working
          condition and removing any of your services in a proper manner

·         Leaving the property swept clean and free of rubbish

·         Returning keys to our office – please do not leave keys at the premises.
